How quickly can you start?
Most projects start 4–8 weeks after sign-off. Urgent works can sometimes be slotted sooner — ask Lee.

Do you give fixed-price quotes?
Yes. Open-book, fixed-price after a free site visit. No hidden costs, no day-rate creep.

What areas do you cover?
We operate UK-wide from offices in London, Manchester and Ascot. Most jobs are within a 2-hour drive of those bases.

Are you insured and accredited?
Yes — £10m public liability, CHAS, Constructionline Gold, TrustMark, Considerate Constructors and CDM 2015 compliant.

Can we see references?
Yes. Once we agree scope we share two recent client contacts in the same sector and a site you can visit.

Commercial Refurbishment: Can you work around an operating tenant?
Yes. Most of our commercial work is phased — out-of-hours and weekend works are standard for us.

Yes — reinstatement and end-of-lease dilaps are a regular part of our commercial scope.

Property Conversions & HMOs: Do you handle HMO licensing requirements?
Yes — fire, sound, room sizes and amenity ratios are built into the spec from day one. We coordinate with the local authority where needed.

Yes — a free site visit gives you a realistic cost and programme picture before you spend on design or finance.

Healthcare & Supported Living: Can the client stay in the home during works?
Often yes — we phase works to keep at least one bedroom and one WC in use wherever possible.

Yes. OT-led DFG-funded works are a regular part of our caseload.

Public Sector: Are you on any public-sector frameworks?
We are CHAS, Constructionline Gold and TrustMark registered and pre-qualified for council and NHS works.

We coordinate with your architect, planning consultant and party wall surveyor — and can recommend trusted ones if you need them.
